Report description

Inspections are primarily visual and address only readily accessible parts of the building.

I do NOT use "canned" software that is so popular among inspectors.  I write each report specifically for the building I inspect.

The inspection report identifies and describes main structural and mechanical components of the building in a written, itemized narrative.

Categories of building components are:

 Structure
 Exterior
 Roofing
 Plumbing
 Electric
 Heating and Cooling
 Interior
 Insulation and Ventilation

References to the “building code”, are to the Georgia State Minimum Codes for Construction, as adopted and amended by the State of Georgia. Code requirements cannot be enforced retroactively, but current and past codes offer prudent guidelines for building safety and maintenance.

Comments and/or recommendations accompany descriptions where appropriate.

I conduct only one inspection on a given day.  The report goes out by e-mail within 24 hrs of the site visit.

Progress monitoring of new construction is conducted at stages including footing and buried components, structural and rough mechanicals, insulation, and final.

I quote fees per job according to building location, size, and age.

I spend a minimum of three hours at the site of the house. I encourage the client to be at the site. The client is welcome to follow and ask questions. The routine varies depending on the building.

I generate reports at my office and e-mail them in PDF format within 24 hours.
I have inspected thousands of commercial buildings and houses, both existing and under construction, for over twenty-five years throughout the Athens, Georgia area as well as the surrounding counties of Madison, Oglethorpe, Franklin, Elbert, Hart, and Jackson.

Certified in 1998 as a CABO Combination Residential Inspector (Building, Mechanical, Plumbing, and Electric), I earned seven ICC (International Codes Council) certifications. For over seven years in Athens-Clarke County I inspected, wrote work descriptions and cost estimates for Housing Rehabilitation projects, and I did inspection and third-party consulting and review work for community revitalization organizations like Athens Land Trust.

For Madison County I trained incoming inspectors and conducted plans review, while still working for ACC and inspecting homes for buyers.

I have also done codes inspection and plans review for Madison, Franklin, and Athens-Clarke Counties, and the Cities of Hull and Comer.
